There is a stretch of water between you and the house you are thinking about, and somebody has to stand on both sides of it. Wherever in Ireland you happen to be, you will come to know us by name long before you come to know the notary.
Most people who ring me have been thinking about it for years. By the time they call they have usually seen forty listings online with no way of telling which are still for sale, let alone which are worth the money. Working out which ones are worth a flight is most of my job, and that starts with what you are really after, which is rarely what people say in the first five minutes. I take the first call and usually the twentieth one as well. I come to you for the first meeting, wherever in the country that is, and I fly out with you when there is something worth seeing. And if a house is wrong for you, you will hear it from me before you have had time to fall for it.
I am the one who is already there. I walk through the houses before you ever see a photograph of them, I sit down with the owners and the selling agents, and I spend a fair part of every week on the phone to registries, town halls and building managers. By the time you land, I know what the pictures were not showing you.

As an Irish citizen, can I live in Spain full time?
Yes. Ireland is in the EU, so you have the right to live, work and retire in Spain without a visa and without any minimum investment. You register locally once you are there, which we help with. It is a good deal simpler for you than it now is for British buyers, and it is the single biggest advantage Irish buyers have and rarely realise they have.
What does a purchase actually cost on top of the price?
Transfer tax, notary, Land Registry and legal fees together usually add somewhere around 10 to 14 per cent, depending on the region and on whether the property is new or resale. It varies more than people expect: the same house costs a different amount to buy in Valencia than in Andalucía. We work out the real figure for your specific purchase and give it to you in writing before you commit to anything.
Can I get a mortgage in Spain from Ireland?
Yes. Spanish banks lend to non-residents, though they typically lend a smaller share of the value than an Irish bank would at home, so plan for a larger deposit. Your Irish income and credit history are taken into account. We introduce you to brokers who deal with Irish buyers regularly, and we do this early, because knowing your real budget changes which houses are worth looking at.
Do I need to be in Spain for the whole process?
No. Most clients travel twice: once to view, and once to sign. Everything in between can be handled remotely, or entirely by power of attorney if travelling is difficult. You will also need a Spanish tax number, the NIE, which is straightforward and which we arrange for you.
Can I rent it out when I am not using it?
Often, but not always, and it is one of the things people find out too late. Holiday letting is licensed regionally, and some buildings and some town halls do not permit it at all. If letting matters to you, tell us at the start: we check whether a property can be licensed before you make an offer, not after.
What happens after the purchase?
We stay reachable. That includes introductions to bilingual tax advisors and other local professionals, and help getting settled: utilities, community fees, and knowing who to call when something needs doing.
